To protect all neighbors from the most extreme cases of home neglect, the SBOA has instituted a fine schedule to help with code enforcement. The goal of the fines are to expedite fixing the problem through fines that grow exponentially if the home owner ignores the problem.

Lawn Maintenance In the case of visible neglect of lawn maintenance, and unresponsiveness from the resident, the HOA reserves the right to mow and/or edge the residents lawn and charge them for the services rendered. A flat $75 fee will be charged to the homeowner, regardless of whether the entire lawn will need maintenance, or if only edging (sidewalks, driveways, etc) is required. Fine Schedule
We will be conducting inspections of the community twice a month. The inspections will never be on trash collection days. When a violation is noted the following action will take place. First violation – a courtesy notice will be sent to the homeowner Second violation – a 2nd notice will be sent to the homeowner advising them that a repeat violation has been noted and that failure to cure the problem will result in a $100.00 fine being assessed. Third violation – A Fine Notice is sent to the homeowner via certified mail and USPS first class mail advising them that they have been previously notified of the violations and failure to cure the problem has resulted in a $100.00 fine being assessed, and a $100.00 fine will be assessed for each occurrence that the violation continues. The homeowner has the right to appeal the fine to the Board within 30 days. If there is no violation for a 6 month period, the clock would reset to a courtesy letter. The easiest way to avoid receiving a fine is to follow the deed restrictions. |
